Having designed numerous houses as an architectural practice, we established Ishii Inoue Real Estate so that we can help clients not only find the optimal design for a given site, but also discover the most suitable environment itself. By providing brokerage services for land acquisition—the very first hurdle in creating a home—we are now able to accompany our clients from the initial search for a site all the way through to the completion and handover of their new home.

Ishii Inoue Architects has focused on residential design in Bunkyo, Tokyo for over twenty years. The practice was founded by Dai Ishii and Makiko Inoue; since May 2026, following the establishment of Ishii Inoue Real Estate, Dai Ishii has served as principal.
Our primary commitment is to realize the way of living our clients envision. From that starting point we carefully pursue spatial quality and comfort, shaping homes that feel relaxed, open, and naturally enriching.
Thermal comfort is integral to our approach in both new construction and renovation. By applying robust perimeter insulation, we enable generous vertical connections and partial partitions that stop short of the ceiling, allowing for more varied and rewarding spatial compositions.

Ishii Inoue Real Estate

Ishii Inoue Real Estate was founded by Makiko Inoue, who has long worked as a collaborating architect at Ishii Inoue Architects and has since acquired the specialized knowledge required in real estate practice.
When purchasing land or property, it is essential to consider not only finances and location but also what can be built, what renovations are possible, and whether the site can support the home you envision. Many agencies offer only limited architectural guidance; their grasp of regulations and reference plans can be superficial.
Combining long experience as a registered architect with real estate expertise, Ishii Inoue Real Estate helps clients select properties with a clear architectural outlook. We support clients by forming realistic expectations about design process, cost, timeline, scale, and specifications. Atmosphere and direction are shared through sketches and perspective drawings, enabling a concrete, shared vision during meetings.

Real estate brokerage fees follow legal standards. Architectural fees vary by project. Both services maintain independent fee structures, allowing flexible engagement.
